The County Line

Spring Hill is split between Williamson County (north, ~35-40% of the city) and Maury County (south, ~60-65%). This isn't just a line on a map — it determines your school district, property tax rate, and county services.

Luke's note: This was, easily, one of the most confusing things when I was searching for a house. Same city, two counties, two school districts, two tax rates. Once you get it, it makes sense — but nobody explains it clearly until you're already deep into the process.

What the County Determines

School District

Williamson = WCS (Niche A, #4 in TN). Maury = MCPS (Niche C).

Property Tax Rate

City rate is the same. County rate differs — Williamson is lower.

Sheriff / Law Enforcement

Spring Hill PD covers the city. Outside city limits, it's the county sheriff.

County Courthouse

Williamson → Franklin. Maury → Columbia. Vehicle registration, court, etc.

Home Values

Williamson side carries a ~$100-130K premium, driven primarily by school district preference.
